Every plan puts a licensed contractor on your property on a schedule, with photo documentation and emergency coordination. The difference between them is how much we take off your plate: from a bi-weekly look to a fully run estate.
Start where you are comfortable. Plans step up or down with 30 days’ notice, and most clients begin with Home Watch or Sentinel and move to Evergreen once they see the reports.

Rates shown are monthly. Materials and third-party vendor charges are passed through at cost with receipts on a single monthly statement. Concierge hours do not roll over. Walkthroughs are visual, non-invasive checks by a licensed contractor and are not inspections under Idaho licensing law.
Home Watch. Bi-weekly visits, photo reports, no contract. Add the interior option before winter.
Sentinel. Weekly walkthroughs, key holding, vendor access, and a monthly report.
Evergreen. Eight hours of licensed maintenance and three hours of concierge every month, plus your own estate dashboard. This is where most clients land.
Heritage. Two maintenance days a month, six concierge hours, priority response, and a direct line to your estate lead.
Elite. Built from a private consultation, under NDA, with no cap on rollover and 24/7 access.
Home Watch is month to month. Sentinel, Evergreen, and Heritage carry a three-month initial term, then continue month to month with 30 days’ written notice. Pause options are available for extended absences or long stays in residence.
Evergreen and Heritage carry a one-time onboarding fee of $495–$995 depending on the property: baseline documentation, access setup, vendor integration, and your dashboard. Sentinel is usually waived; Home Watch has none.
Included maintenance hours bank for up to 90 days, capped at twice your monthly allocation. Extra time is billed at your plan’s preferred rate. Materials and vendor invoices pass through at cost with receipts, pre-approved above your threshold.
