The Home Watch plan is the simplest way to know your property is being looked at by a licensed contractor, on a schedule, with proof. It is built for snowbirds, vacation homeowners, and anyone who wants trained eyes on the house before committing to full estate management.
Every other week, on a set rhythm. Exterior-only covers a 15-point check of windows, roofline, irrigation, fencing, gates and grounds. Full interior + exterior adds a 30-point pass through HVAC, water heaters, sump pumps, alarm panels, visible plumbing, and every room.
Each visit produces a photo-documented summary delivered to you within 24 hours, so you see what we saw, when we saw it.
If we find storm damage, intrusion signs, or an urgent condition, you get a call immediately. If you are unreachable and damage is imminent, we take protective action, such as shutting off water, and document everything.
Secure key or lockbox access held under our privacy protocol, so vendors and emergency access never depend on a neighbor.
We walk the property with you (or your instructions), photograph baseline condition, confirm access, and note the systems that matter most for your house.
Full checklist walkthrough. Photos taken at the same reference points each time so changes are obvious.
A short written summary with photos: what was checked, what was normal, anything to watch.
Second walkthrough, second report. Any recommended follow-up (a gutter, a filter, a leaking hose bib) is priced for your approval; nothing is done without a yes.

You get photos and a quote. Small items are handled by us at $125/hr; licensed trades (electrical, HVAC, roofing) come from our vetted vendor roster and we oversee the work. Nothing proceeds without your approval, except a true emergency.
