Heritage is our flagship. It is built for estates with layered systems, multiple structures, boats and vehicles, guests, and a standard that does not drop when the owner is 1,500 miles away. You get two full days of maintenance a month, a concierge who runs the calendar, and a direct line to the person responsible.

16 Hours of Estate Maintenance

Two full days a month of proactive care: system checks, light repairs, vendor supervision, seasonal preparation across every structure on the property. Hours roll over up to 90 days.

6 Hours of Concierge Coordination

Provisioning, scheduling, welcome and departure preparation, guest and holiday readiness, and vendor orchestration. Priority scope.

What a Month Looks Like

  1. Onboarding & estate survey

    A full documentation pass of every structure and system, access protocols set, vendor roster reviewed and integrated, dashboard built. Optional 360° scan recommended here.

  2. Weekly walkthroughs with priority response

    Every week, every structure. Findings are acted on the same visit wherever possible.

  3. Two maintenance days

    Sixteen hours a month of scheduled preventative work, spread across the property’s seasonal calendar: dock and boat lift, irrigation, generators, HVAC zones, exterior finishes.

  4. Concierge calendar

    Six hours a month against your travel schedule: arrivals staged, provisions stocked, guest rooms turned, holiday setup coordinated, chef partner booked when you want it.

  5. Month-end

    Estate report and dashboard: hours used and banked, projects completed, upcoming seasonal items, vendor invoices reconciled onto one statement.

All plans include emergency coordination and secure handling of access under our privacy protocol. Walkthroughs are visual, non-invasive checks by a licensed contractor and are not inspections under Idaho licensing law. Full terms are set out in the Estate Stewardship Agreement you sign at onboarding.

Heritage FAQ

Why does Heritage start at $3,000 rather than a fixed price?

Because a 4,000 sq ft lake house and a 12,000 sq ft compound with a guest house, shop, and dock are not the same job. The base covers the included hours and services; the final figure reflects structures, systems, and how often you are in residence. You get a written number before anything is signed.

Can Heritage cover two properties?

Heritage is scoped to one estate. For multiple properties, or a single property with unusual requirements, the Elite plan is built to order.

How is the culinary partner billed?

Chef services are booked through us and billed at the partner’s rate on your monthly statement. Our concierge hours cover the coordination.
