From the bays south of town to the gated communities on the east shore, lakefront estates share one calendar: the lake comes up in spring, the season runs hard through summer, and every fall the lake is drawn down and everything on the water has to be ready for it.

  • Fall drawdownLake Coeur d’Alene is lowered every fall. Docks, lifts, pumps and shore stations that are not adjusted or pulled before the water drops end up hanging, grounded or damaged. We put the drawdown on your calendar and coordinate the lift and dock crews.
  • Wind and waveStorms come across the lake with real force. After any significant wind event we check dock connections, canopies, moored equipment and the shoreline, and photograph anything the insurer will want to see.
  • Lake-drawn waterMany lake homes pull irrigation, and some domestic water, from the lake. Intake lines, pumps and filters need spring start-up and fall blow-out, and a failed pump in July means a dead landscape by August.
  • Steep accessLakefront lots are often steep, with long drives, tram lifts and stairs that ice over. Winter access and safe-path maintenance are part of every cold-season visit.
  • Guests and boatsLake homes host. Arrival prep here means the boat is fueled and in the water, the dock furniture is out, and the guest rooms are turned, not just that the heat is on.

Do you pull docks and lifts yourselves?

We coordinate and supervise the dock and lift crews you already use, or bring in ours, and we make sure it happens before the drawdown rather than after. The dock work itself is billed by the crew at cost.

Can you handle the boat?

Yes. On Evergreen and above we coordinate launch, haul-out, winterization, fueling and detailing through trusted marine vendors, and stage the boat for your arrival.

What about the shoreline permits and beach maintenance?

We keep you inside the rules. Shoreline work on Lake Coeur d’Alene involves permitting, and we coordinate with the right contractors rather than improvising.
